Why rent office space in Aviation at Queens District
Queens District office space for rent is more than just a business address – it’s a tangible competitive advantage. The building completely eliminates the use of gas and any carbon sources, running solely on heat pumps and electricity from photovoltaic panels and a renewable grid. The result: utility costs reduced by 40% compared to a standard Class A building and a BREEAM Excellent certified workspace.
Hyper-efficient MEP systems reduce energy consumption by 36% – a direct argument in the company’s ESG reports and in discussions with investors or international partners.

BREEAM Excellent certification
Queens District has already achieved BREEAM Excellent for the design phase – one of the most rigorous international green building certifications awarded by the UK’s Building Research Establishment. The project is also aiming for WELL Platinum, the International WELL Building Institute’s International WELL Building Standard, which certifies the health, comfort and well-being of occupants. Both are independently verified and are solid arguments in any ESG reporting, discussion with investors or corporate procurement policy.
Mixed-use concept – more than offices
Queens District is a complete development: in addition to office space for lease, the complex includes 237 residential apartments, 3,700 sq. ft. of ground-floor retail and dining space and an integrated medical clinic. The public square with 30% green space is accessible on foot – a real argument in HR benefits packages and recruitment processes.
Location and access – Aviation area
Soseaua Pipera 59 is in the heart of the new business district in northern Bucharest, next to Sky Tower, Globalworth Tower, Oregon Park and Green Court.
